Koz on Republican

Koz on Republican is a modern apartment building currently under construction in Seattle, WA. It is conveniently located at the corner of 3rd and West Republican in the Lower Queen Anne neighborhood, within walking distance from Seattle Center. The apartment building features amazing views of downtown Seattle and Elliot Bay. The development is an 8-story building featuring 169 units, utilities, small retaining walls, landscaping, outdoor patio seating, and pedestrian amenities. Most units will be single-occupancy studios, ranging from roughly 250-360 SF. There will be some 2-story, 1-2-bedroom units, varying from approximately 450-630 SF. The property includes a few loft units with exterior patios off the sidewalk and several 1-2 bedroom units with private exterior patios at the ground level. The building will provide several amenity spaces on the ground floor and an upper-level roof deck exclusively for residents.

The property previously encompassed 2 separate buildings, concrete walkways, asphalt pavement, and landscape areas. The site spans a total of 0.33 acres, with 0.08 acres of off-site improvement before construction. Our team designed grading plans on the property to level the terrain which had a northeast-to-southeast slope ranging from 1% to about 30%. The project had over 10,000 SF of impervious area which required the implementation of on-site stormwater management. The building will collect stormwater generated on the roof into non-infiltrating bioretention basins. The flow control requirement for the site was met with a detention pipe.
