South Bay Village Apartments, located in Lacey, WA, is a multi-family development on a 4.93-acre site. The community features 6 apartment buildings, housing a total of 144 apartment units, alongside a clubhouse and 2 garages. The individual units vary in size, ranging from approximately 3,000 SF to 9,000 SF. Residents will have access to a range of amenities within the clubhouse, including an exercise room, personal workspaces, a community room, a patio, and a kitchen. The variety of options allows residents to customize their experience based on their chosen floor plans.
This project includes the construction of multi-family buildings, infrastructure development, paving, and landscape improvements. Our civil engineers created plans for the site, TESC, grading, and storm drainage systems. The land surveying team provided ALTA boundary and topographic surveys, construction staking, and post-construction as-built plans for this project.
The original site featured no existing structures, was partially developed, and had a relatively flat terrain. A partially developed storm drainage system was present, collecting stormwater runoff in moderately graded stabilized areas. Before construction was initiated, the storm drainage system was conveyed to a regional infiltration system. The demolition of the site development resulted in a 4.28-acre area, with approximately 68% impervious surfaces. The buildings occupy around 3.46 acres, leaving the remaining impervious surfaces for parking and drive aisles. Additionally, 1.55 acres of the site are designated for landscape areas.
