Located at the intersection of Highway 2 and Fryelands Blvd. SE in Monroe, WA, the Lakeview Building is in a conventional area. It is conveniently located within walking distance of fueling stations, restaurants, coffee, banking, grocery, and retail stores. The property is adjacent to the Lake Tye Trail, providing easy access to outdoor recreational activities and stunning views of Lake Tye.
The single-story building is constructed on 6.94 acres of land. The warehouse includes 127K SF of divisible industrial lease space, featuring a 30-foot clear height, 16 dock doors, and 4 grade-level doors.
Our team was responsible for the hydraulic stormwater system design to maintain flows to Lake Tye. This was crucial to sustain the habitat in the area. Additionally, we designed stormwater systems to accommodate long-term usability near Puget Sound Energy to the north of the property. The site required a detention system, and our team was able to integrate the system into retaining walls. We also designed plans for grading, storm drainage, and an as-built sanitary sewer water main extension and utilities.
Civil engineering and landscape architecture were performed by our team, partnering with Terra Associates, Inc., Alex Survey and Mapping, Talasaea, Synthesis Architects, PLLC, Jake Traffic Engineering, Inc., Northway Construction, and Steele Development to complete the project.
