The Suton is a future multi-family development in Kent, Washington. The residential addition will be located at 3101 South 240th Street between Pacific Highway and Interstate 5, offering commuters a convenient location across from the Kent-Des Moines light rail station. The 12.5-acre development will include 10 buildings comprised of 564 apartment units, parking lots, a clubhouse, a small commercial cafe, and utilities. It is expected to be ready for construction by late 2024.
The site was previously undeveloped, with scattered trees and field grasses with 2 threshold discharge areas. The northern portion of the site slopes east towards an existing wetland that drains into a culvert, while the southern part drains southeast. The onsite basins will use a 2-system treatment of a detention vault and a downstream storm filter vault to meet water quality requirements. The emergency access road will have a storm filter and will be developed before the detention vault for safety reasons. Additionally, runoff from the on-site parking lots and sidewalks will be collected by catch basins and piped to the detention and water quality facilities proposed at the northern and southern ends of the site. The project will have approximately 361,000 SF of onsite impervious area and approximately 35,000 SF of offsite impervious area.
Our team performed civil engineering services for the property's development. We prepared design plans for the detention and stormwater wet vaults, grading, paving, demolition and TESC, storm drainage, water, sewer, emergency access road, demolition, and traffic control.
