Peak 410 Business Park is a new Class A industrial property located in Bonney Lake, WA. The Business Park fronts State Route 410 providing a sense of arrival to Eastown, is easily accessible to major freeways and interstate highways, and offers an amazing view of Mount Rainier. The flexible zoning accommodates various industries such as warehouse distribution, machine shops, storage facilities, and recreation vehicle dealers. The location is just 22 minutes from the Port of Tacoma and 40 minutes from the Port of Seattle.

Encompassing nearly 55 acres, the property features 7 build-to-suit, divisible buildings for sale or lease. Each building ranges from 56,730 SF to 231,462 SF for a total area of 893,134 SF. With clear heights ranging from 30 feet to 40 feet, the park offers abundant space.

The original site was comprised of single-family residences, commercial properties, and vacant land, with 55.30 acres being developed. Construction activities included site preparation, landscaping, building construction, asphalt paving, stormwater and utility installation, public and private utility extensions, and offsite improvements. The development will include pavements to facilitate the drive-aisles, parking spaces, dock high loading, drive-in loading doors, landscaping, storm drainage facilities, utility connections, sidewalks for pedestrian access, and designated building areas. The site will feature 15% landscaping, with the remaining area delegated to building, road, and parking improvements.

Our team prepared plans for the site including design documents for utilities, 5 detention ponds, 2 underground detention systems, roadways, municipal stormwater maintenance, building drainage, and water and sewer systems. To manage the project's stormwater runoff, storm pipes, water quality units, and storm pond detention systems were integrated. We also prepared road improvements for State Route 410, which included one of the city’s first roundabouts at the primary entrance of the business park.

This project required an accelerated entitlement, permitting, and build-out schedule. These objectives aligned with the city’s economic vision for East Town and enabled the client, city, and design team to adopt a unified strategy for the project’s development. This facilitated quick decision-making and agreement. This strategy expedited the project’s market entry and ensured the delivery of high-quality buildings and infrastructure. As a result, the construction phase of Peak 410 has been characterized by efficiency, translating into a cohesive development that seamlessly integrates with the City's vision and VISION 2050 objective.
