Circle K is a widely recognized global brand with a presence in over 20 countries. Other recognizable Circle K brands include Couche-Tard and Ingo. Barghausen has partnered with Circle K on their development projects since the 1980's. Located off N Steptoe St. and W Gage Blvd., the 24-hour convenience store and gas station is the go-to for locals and passersby in the Tri-Cities area.
Circle K reached out to Barghausen for a backcourt retrofit/rebuild of the convenience store at their location in Kennewick, WA. This redevelopment started with the demolition of the existing 1,069 SF convenience store and surrounding parking lot. The new and improved Circle K store is 4,500 SF with room for a future car wash. The existing gas station and fueling canopy remained on the site and operational during construction. The site layout was challenging as the circulation was shared with McDonald’s and they had altered to traffic pattern at the shared drives. We worked diligently with the McDonalds operator to accommodate the changes to our site which affected their parking and circulation. Initially they resisted any changes, but we were able to design the site to actually enhance their circulation and Circle K’s in the process.
Our team was responsible for the architecture, civil engineering, permit expediting, landscape architecture and land use planning for the raze and rebuild project.

Architectural Services: Site plan, convenience store building including interior design and FF&E, and site amenities and support structures such as refuse, lighting, air/water and protection bollards.
Civil Engineering Services: Site plan, existing conditions, grading and drainage, TESC and demolition, horizontal control, and utility plans.
Permitting: Building permits, public works permits, plumbing, mechanical, demolition, site plan, operating, electrical and food plan review.
Landscape Architecture: Landscape and irrigation plans.
