Badger Mountain South, located in Richland Washington, is developing into the future of Tri-Cities. Located near the Columbia River, the project offers future residents breathtaking views, plenty of outdoor activities, additional housing, and job opportunities, close to downtown Richland and the nearby schools. Soon the area will see an influx of new residents, invited by the amply spaced custom-built homes, a variety of businesses, and a close-knit community feel for people of all ages.
Badger Mountain South is a master-planned, open-plat community with sights set to become one of the fastest-growing urban areas within Richland. Investors of the massive project share the common interest of creating a central hub for both work and play over the next 15 years. The project aligns with several of the City of Richland’s strategic initiatives, including growth in the tax base, investments from public and private entities, new infrastructure, opportunities for recreational activities, and walkable neighborhoods with nearby services. The 1,500-acre development will bring over 5,000 homes to Richland, with living accommodations underway from several different builders constructing a mix of single-family homes, townhomes, and condominiums.
The community is sectioned into various districts; BMS Station, West Village, West Vinyard, East Market, East Garden, and South Orchard. Badger Mountain South is expected to bring many benefits to the Tri-Cities area, including increased economic activity and job opportunities. The project has zoning for commercial, single-family, multifamily, retail, and mixed-use spaces; meaning many opportunities for businesses of all sizes to see a return on their investment in the area. Plans for future developments include retail shopping, grocery stores, restaurants, fueling stops, senior living, health and wellness centers, schools, open spaces, places of worship, and access to miles of trails.
Badger Mountain is designed with a focus on connectivity, sustainability, and efficiency. The area will have hundreds of acres of trails, parks, and open landscapes. As a walkable and sustainable community, Badger Mountain offers residents and visitors hiking, biking, and the great outdoors just within reach. Highlighted in the master plan, the community will mitigate environmental impacts by sustaining 200± acres of connected open space, introducing thousands of trees into the area to provide cover and carbon dioxide processing. Among the beautiful neighborhoods and thriving businesses, you will see parks, sporting fields and courts, dog parks, and large multi-use open spaces for all to enjoy.
With population growth comes the need for public infrastructure support. The development is designed to provide equitable access between the private and public sectors for various uses. The project has already seen investments from both the Richland School District and the Kennewick School District for multiple educational facilities. Over 1000 homes have already been constructed along with a grocery store called the County Mercantile. There are 535 single-family residential lots, 2 proposed apartment sites with an estimated 343 units, a 6-acre park, and the Kennewick District Elementary School planned for construction. Roadway improvements along the Dallas Road corridor are planned for 2025, including the construction of 2 multi-lane roundabouts at Trowbridge Blvd and Ava Way where they intersect Dallas Road.
Phases of the highly anticipated development are still under design, but the project is expected to be finished by 2035.
